What is a measurement or floorplan service?

A measurement service is just what it sounds like: An appraiser measures the dimensions and area of your property, then draws a basic or highly detailed floorplan based on your needs. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the total livable area, of your home. These services are useful and sometimes necessary when disputing property taxes or selling a property.

How do floorplan services work?

During a measurement or floorplan service, an appraiser takes measurements of the home with a measuring tool — either a tape or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like stairs, hallways, and fireplaces. They may sketch out the property. Then, the appraiser develops a report and a more detailed sketch showing the total square footage and the overall layout of the house. The result is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documentation, home listings, and more.

When should I get a floorplan service?

Challenging real estate taxes

Property tax records often reflect the wrong square footage because the values can come from various sources, and sometimes go unverified — meaning you may be paying for more square footage than you have! Unless an appraiser has recently completed an evaluation on your property (after any remodeling that may have affected square footage), you'll need an appraiser to perform a measurement service before attempting to challenge your taxes. An appraiser determines the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop overpaying.

Putting your home up for sale

A measurement service will ensure that you're paid fair market value for your home. Area is one of the most important elements potential buyers examine when purchasing a house — but since these values are frequently approximated rather than properly measured, your home listing might reflect less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only sure method of using a precise GLA when listing your home or property is to reference a recent appraisal or home measurement service performed by an appraiser (after any remodeling that might have affected square footage).

Information for real estate professionals

To make sure that your client's home closes at a price that correctly reflects market value, we recommend seeking a floorplan service for the property. Your clients, and especially potential buyers, will appreciate your scrupulousness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tactic for attracting potential buyers since they can see the layout and attributes of the property before and after a showing.
